RENOVATION STUDY

The creation of a new building or an old restored property starts with the architectural design to define functions and uses, supplemented by a technical bioclimatic and energy design proposal, and   ends with the decorative design proposal.

Searching an “investment” with the expectation of profit with minimal risk has been, for the last 20 years or so, the cause of the uncontrollable oversupply of new buildings, which essentially maximized the “bubble” in the construction industry and related trades. This trend has been one of the causes of neglect for older structures, the majority of which are residential and commercial spaces.

Besides collecting the rent, there is generally a  lack of interest for existing buildings. The technology of  modernization and energy improvements is largely ignored, and this is the main cause of the poor technical condition of a large part of existing residential and commercial buildings.

Today, during the current economic crisis where real-estate has collapsed,  there is a preference for family owned buildings, where the abandoned for decades properties will have a  second chance after renovation.

According to the SPECIAL AGENCY ENERGY INSPECTORS (EVEPEN), the majority of buildings constructed until 1980 is energy class H. Buildings constructed from 1981 to 2010 period are mostly energy classes C and D. Only in the period from 2011 to 2014, since the application of KENAK energy codes,  the buildings are mainly classified into energy classes B and C.

Radical renovation interventions add to the comfort of spaces by providing adequate lighting, ventilation, heating and cooling. Energy upgrading aims at improving the building’s energy efficiency and reduce heat loss through  the shell, which equates to lower operating costs of the property.

Energy Upgrade is now obligatory, and as from 2020 new buildings are required to have  nearly zero energy consumption. With the right amount of budget planning and work, there is the possibility of a gradual implementation of the project over time, where the owners will be able to live in the building while simultaneously completing the repair of their house.
